Properties near Gage Park and along SW 10th Avenue close to the Topeka Public Library have seen the clearest impact, with several homes listed through the Topeka Association of Realtors remaining unsold past the 60-day mark. Agents working the College Hill area have also reported more frequent price adjustments on single-family homes priced between $190,000 and $260,000.
Discount Patterns by Neighborhood
Local Multiple Listing Service figures show the median sale price held at $218,500 in June, yet 41 percent of closed transactions included a reduction from the original asking price, compared with 29 percent in June 2025. One listing at 1427 SW Lane Street sold on July 3 after 47 days following a drop from $245,000 to $232,000.
Data compiled by the Topeka Board of Realtors also tracks a rise in concessions such as closing-cost credits, now appearing in one of every three contracts.
